Dutch financial terms for the Box 3 reform and ZZP freelancer era
The Netherlands is rebuilding Box 3 from deemed returns to actual returns (target: January 2028), phasing out the zelfstandigenaftrek to €0 by 2028, and offering first-time buyers under 35 a full transfer tax exemption. These terms cover the specific 2026-2028 transition rules for your investments, freelance income, and property purchases.
Box 3: from heffingsvrij vermogen to heffingsvrij resultaat
The 2026 system exempts the first €57,684 of wealth per person from taxation. From 2028, this wealth-based threshold disappears: replaced by a €1,800 per person tax-free RESULT threshold. Tax shifts from fictional deemed returns to actual returns (including unrealised gains on stocks and crypto). Bad years: you pay €0 and carry losses forward indefinitely.
ZZP deductions: what survives the phase-down
The zelfstandigenaftrek drops to €1,200 in 2026 (from €7,030 in 2020) and reaches €0 by 2028. The 1,225-hour urencriterium gate remains. The MKB-winstvrijstelling (12.7% profit exemption) survives without an hours requirement. It is the last major ZZP tax advantage. Part-time freelancers who fail the hours test still get the MKB exemption.
First-buyer benefits: startersvrijstelling and bouwdepot
Buyers aged 18-34 purchasing their first home pay zero transfer tax on properties up to €510,000 (2026 threshold). The cliff is severe: at €510,001 you pay 2% on the FULL amount. The bouwdepot holds mortgage funds during construction, earning interest that offsets idle-money costs. Both stack with NHG for maximum first-buyer advantage.
